As a co-founder of CJS, Charlie established the Firm with a clear vision: to deliver exceptional legal services and add value to clients’ businesses in ways that extend beyond their legal needs.

 

Charlie leads the Conveyancing & Real Estate and Motor Vehicle Accidents practices at CJS. His work encompasses a wide range of real estate matters, including the sale and purchase of land—covering hotels, factories, commercial buildings, and tourism-related properties—sale and leaseback transactions, commercial leasing, joint property developments, and property development projects.

 

He has advised and represented a diverse portfolio of clients, including property developers, statutory corporations, property investors, asset managers, local and foreign real estate investment trusts (REITs), government-linked corporations, sovereign funds, listed and private companies, as well as environmental and tourism-related entities. Charlie is also regularly invited to deliver legal training to real estate agencies on property transaction matters.

 

In addition to his real estate practice, Charlie is actively involved in corporate and commercial matters, including both Islamic and conventional financing transactions. His experience also spans other areas of law, such as family law (including divorce and will-writing), motor vehicle accident claims, and criminal litigation.

 

A proud Klang native, Charlie brings a grounded and practical approach to his practice. When he’s not working, you’ll likely find him on the badminton or pickleball court, lifting weights at the gym, or lifting his spirits with a drink or two at the bar.

Notable Experience

 

  • Strategic Land Transaction for China’s State-Owned Company: Acted as lead counsel for a major Chinese state-owned, publicly listed engineering and construction corporation in a strategic land acquisition in Malaysia, involving complex cross-border structuring, regulatory approvals in both Malaysia and China, as well as high-value asset transactions.

  • Led Negotiations for Malaysia’s Pioneering AI Expo: Acted for a Malaysian enterprise in high-level negotiations with the Government of Malaysia and a consortium of leading Chinese artificial intelligence (AI) companies to establish one of the country’s largest AI expos. The engagement involved drafting of collaborative frameworks, advising on public-private partnership structures, and aligning cross-border regulatory requirements with strategic technology objectives.

  • Franchise & IP Deal with Top Japanese Corporation: Advised a Malaysian company in franchising and IP licensing negotiations with a public listed Japanese corporation with a business of trading cards and video game distribution, with a focus on international IP compliance and cross-border franchising.

  • Acquisition of Entertainment Business in Klang Valley: Provided legal counsel and led negotiations for the acquisition of a well-established entertainment company based in the Klang Valley. The transaction involved due diligence on IP assets, regulatory licensing, and commercial agreements, along with drafting of acquisition and shareholder agreements.

  • Acquisition of Klang Valley Hotel: Represented a private investor in the acquisition of a hotel property located in the Klang Valley. The engagement included conducting in-depth due diligence, structuring the acquisition, negotiating terms of sale and transfer, and advising on licensing and regulatory matters.

  • Strategic Compliance Counsel to Property Management Firms: Provided ongoing legal advisory services to multiple property management companies, focusing on compliance with the Strata Management Act 2013 and its subsidiary legislation. This included drafting management by-laws, advising on dispute resolution with joint management bodies (JMBs) and management corporations (MCs), and ensuring adherence to regulatory and fiduciary responsibilities.

  • Represented Developers in Property-Related Legal Matters: Represented property developers in a broad range of legal issues including strata title management, Bumiputera quota compliance, breach of contract claims, and tort-based litigation.

  • Joint Venture, Construction & Land Acquisition Agreements: Advised and acted on behalf of real estate developers in structuring complex joint venture arrangements, construction agreements, and land acquisition deals. This included due diligence, drafting of joint venture agreements (JVAs), construction contracts, and risk mitigation strategies to support high-value infrastructure and development projects.
